***How does the Home Buyer program work and what does it cost***
Prior to August 17, 2024, the seller always paid for the Buyer Agent commissions. Now things are a little different with contracting, But mostly things are the same, it’s just a little different on how we get to closing.
*Whatever Buyer Agent Realtor you hire, you will have to sign a buyer agency agreement with them before you start looking at homes now. There are No up front costs to pay us as your Buyer Agent (Buyer Broker), unlike hiring an Attorney and paying a retainer fee upfront. Some Buyer Agents out there may charge a retainer fee or hourly fee. We get paid at Closing (mostly if not all by the Seller).
*Most Sellers are budgeting to pay Buyer Agent commissions, so really nothing has changed other than some contract language.
*I believe we have the most Buyer friendly agreement in the industry, see below the language in our Buyer Agent agreement.
Brokerage Firm Success fee (commission or compensation) , What are You paying directly if anything
- Buyer can Cancel this Agreement at any time, without penalty, as long as we are not Under Contract.
- Buyer Broker will work to get the Seller or Seller’s Brokerage Firm (as noted in section 7.3.1 of the Contract) to Pay the Buyer Broker 3% Success Fee (as noted in section 7.1.1 of the Contract), as much as possible.
- If Seller or Seller’s Brokerage Firm pays at least a 2% Success Fee, Buyer is not obligated to pay Buyer Broker any amount of the additional 1% Success Fee.
- If Seller or Seller’s Brokerage Firm pays any amount less than 2% Success Fee, Buyer IS obligated to pay Buyer Broker any amount between what Seller pays up to the 2% Success Fee.
- Keep in mind the Buyer Broker Success Fee will be written in to the Contract as to what the Seller or Seller’s Brokerage Firm is paying, so Buyer does not have to sign any offers that are not agreeable to the Buyer.
Buyer Agent (Buyer Broker) services
- Schedule and Show homes of interest from the MLS systems
- Analyze properties to provide insights and counsel on property pricing, features, and condition
- Provide a Payment Breakdown on expected monthly payments for homes of interest
- Prepare and Submit Offers on properties in consultation with Buyer
- Negotiate Offers in regard to Price, Terms, Concessions, and Buyer brokerage fees paid by Seller or Seller’s Brokerage firm
- Negotiate the Inspection process as to getting the Seller to take care of and pay for Resolution items
- Ensure Disclosures and other pertinent documentation is received and reviewed timely and signed by Buyer
- Review and provide guidance on the Title Commitment document exceptions
- Ensure all Dates and Deadlines are met in the Contract
- Review Closing Settlement Statement to ensure accurate accounting at Closing
- Coordinate and schedule Closing with the Title company

- We’ll set up a property search feed in the MLS system so you can more easily identify the homes you want to go look at
